The Indicator Real Estate Market Update – June 3, 2021

With vaccination rates up, our world is finally opening back up. Restaurants are filling up, businesses are re-opening, and the real estate market is booming.  We are still experiencing extremely high demand here in Colorado, with very low inventory.  Properties are selling anywhere from $30,000 to $100,000 over asking price, and the bidding wars are intense.  Average days on market are very low, with properties turning nearly overnight.  Investors are frustrated with the lack of inventory, and difficulty of locking down deals.  Wholesalers still seem to be buying up the majority of inventory, but still not the same volume seen in the past.  Access to off market deals has become even more important, and investors are getting creative to obtain their next deal.

It is always hard to say what the future holds, but we can be nearly certain that our market must soften at some point in the next year or so.  We are passing more and more regulations on real estate investors, rental owners, private finance groups, and the industry as a whole.  That, combined with interest rates beginning to creep back up and lenders working through bad loans due to the pandemic, should provide a softening in the market and growth in inventory.

All this being said, it is a great time to invest. Successful projects are yielding strong profit margins, regardless of rising material costs and the barrier to entry. Time is of the essence, and so is having a strong, vetted team to complete projects promptly.
