Project Details:
Beautiful large lot and a completely updated ranch-style home with finished basement.  The floorplan was opened up on the main level to create an updated kitchen and breakfast bar.  The home features two bedrooms on the main level including the master suite.  The lower level has a wet bar for entertaining, a fireplace, and another bedroom with a bathroom.

The property has both an attached and detached garage for a total of 4 indoor parking spaces.  Two sheds are also included so there is no shortage of storage space.  

This fix and flip project turned out great and Indicate Capital was thrilled to be a part of the project.

With the COVID vaccination available to the masses, our world seems to be opening back up and getting back to normal.  That being said, our real estate market is far from normal.  Inventory is still at an all-time low, average days on market are typically 1-4 depending on the county, and properties are selling for well over the asking price in extreme bidding wars.  The rental market is becoming stronger as more and more people are pushed out of buying and forced to rent given our current pricing and inventory.  Wholesalers still seem to be grabbing most of the off-market projects, and investors are forced to compete with each other on already overpriced homes.

With inventory so low, and demand so high, investors are forced to get creative in order to find new deals.  The market is so competitive, and investors are growing frustrated with the lack of inventory.  Ideally, we will start to see inventory open up over the next year, as we work through this bizarre COVID cycle.  It is pretty safe to assume our market is not going to crash, but it has to taper off or plateau sooner than later.

Lending is just like any commodity…you get what you pay for.  Sure you can find hard money lenders offering near bank rates, but with that comes very difficult processes and even poorer customer service.  Although we are still very competitive with the current lending environment, our clients do not give in to the other offers that may save a grand or two, and would rather work with us after building a strong, long-lasting relationship and witnessing our top-of-line products and service.

Project Details: This was a quick one, but a great investment.  The owner secured a real estate acquisition loan with Indicate Captial.  Our investor replaced the roof, updated the kitchen, opened up the floorplan, and replaced the windows.  The seller received an offer of $50k above the asking price.  Beautiful turnaround property!

As our world works towards getting back to normal, the Colorado real estate market is anything but normal.  Inventory is at an all-time low with prices at an all-time high.  Properties are being bid well over the asking price, even upwards of $100,000 over asking.  Demand is still very high, and the pinch in inventory has caused a very unbalanced market.  A balanced Denver market should have somewhere around 14,000 properties on the market.  We have seen this number drop as low as 1000 over the past few months. 

So what does this mean to you as the investor?  It is a great time to invest with values where they are, but finding deals seems to be nearly impossible.  Investors are seeking new ways to locate deals with their usual methods not providing the results previously experienced.  Borrowers are getting creative, and we are still seeing great deals!

We are very pleased with how busy we are at Indicate Capital given the current inventory pinch.  Production this past month has been extremely high and we are very encouraged by the amount of great deals coming across our desks.
